When it happens, know what to do!

It is not uncommon that water damage can affect you rapidly; when it does it can play havoc with your life. One leaky pipe and next thing you know you have a sagging ceiling due to the buildup of water. Or maybe a brief storm can cause damage to a property to the point where to exposes it to water. The main thing you will want to do is get it seen to quick so you don’t encounter any further issues related to the property because of the water damage.

Firstly you will need to isolate the leak if you can. Find the leaky pipe or area where the water is coming in, this will be the source. If it’s still leaking and you can catch the water in a bucket then please do so and call a plumber to fix the pipe. If the roof is leaking you will need to get a contractor out to patch it. Once you have secured the leak you will want to call a water damage company. The main reason you will want to do this is because they will get to work with cleaning up the water damage to make sure it does not seep in to other areas of the property and to stop the potential spread of mold. Depending on how harsh the water damage is drywall might have to be removed to get between studding and insulation might have to also be removed in the process. The water is normally dried up using big water damage remediation fans. These are left running to take the moisture out of the room and to leave it feeling dry to stop any mold spores from developing. If you don’t dry the space out properly and just paint over any yellowing from a leak then you are asking for trouble further down the line. The mold will start to populate and it does not take that long and before you know it you are stuck with a mold issue that has been growing for months behind some drywall and now needs major treatment as it poses a threat to your health.

Other ways to help you deal with water damage is to contact your insurance company for the property. Most homes are covered for a certain amount in the event of water damage so this is where you can put your insurance to good use. Call them up and explain what has happened and more often than not they will tell you to call a water damage company. On some occasions they will send out their own assessment guy but if it’s an emergency and you need it remediated straight away then they will just tell you to find someone ASAP as the longer you leave these problems the more it’s going to cost them to fix in the long run. If you don’t have insurance and you need to pay it out of pocket but the bill is unexpected then most water damage companies can do a monthly payment plan to cover the expense. Also contact your HOA if you are in an apartment as they might be responsible for any pipes located in the walls.
